ROYAL INSTITUTION OF CHARTERED SURVEYORS HOMEBUYERS SURVEYS
This is a standard format published by the RICS which provides a concise report detailing significant problems that could make a difference to the value of a property. It includes a market valuation and an insurance reinstatement valuation – however it contains no costings or detailed recommendations for repair.
CONDITION SURVEYS
Structural Surveys are similar to Homebuyers reports but include additional information more applicable to a property of this age. Detailed recommendation for repair can be included.
PARTY WALL SURVEYORS
Preparation and service of notice required under the Party Wall Act 1996 together with negotiations for developer/and or adjoining owner.
We are able to act on your behalf whether you are Building Owner completing works, or an Adjoining Owner, where works are being undertaken adjoining your property.
Our surveyors are experienced in dealing with Party Wall issues. A practical approach is taken to ensure the legal framework of the Act is complied with, whether it be some simple advice or formally preparing and serving notification and agreeing with adjoining owners.
We are members of the Pyramus and Thisbe Club, a body of Party Wall Surveyors which convenes on a regular basis to discuss the issues arising from the interpretation of the Act to determine best practice.
HEALTH AND SAFETY CONSTRUCTION (DESIGN AND MANAGEMENT) REGULATIONS 2007.
The CDM Regulations place duties on all those who can contribute to the health and safety of a construction project. The Regulations place duties upon clients, designers, contractors and planning supervisors, and require the production of certain documents – the health and safety plan and the health and safety file.
On all projects clients will need to:
- Check competence and resources of all appointees.
- Ensure there are suitable management arrangements for the project welfare facilities.
- Allow sufficient time and resources for all stage.
- Provide pre-construction information to designers and contractors.
EXPERT WITNESS
We provide an expert witness service to clients and thus Legal Advisers who require specialist reports and views on building defects, unsatisfactory work by contractors, and occasionally unsatisfactory reporting or inspection of building carried out by other.
Generally our reports are used to settle disputes between contracts, client and builders arising out of construction or contractual misrepresentation or default.
BOUNDARY DISPUTES
Advice and production of reports in relation to boundary disputes. We prepare information and reports appropriate to the circumstances of each dispute, in what can be difficult and often uncertain areas of dispute resolution.
MEASURED SURVEYS OF BUILDINGS
We can undertake detailed measurements and prepare plans, sections, elevations etc appropriate for the circumstances of each case.
